PRIMARY OBJECTIVES: To actively contribute to the company vision of making holiday dreams come true by providing effective and efficient support to the Senior Vice President – Acquisitions and Business Development with international and domestic product and property management acquisitions within the South East Asia Pacific (SEAPR) region for Wyndham Destinations and to further provide acquisition support to the Property Development and refurbishment team. Our Values are the HEART of Wyndham Destinations, the beliefs of our global team that define what we recognize as important, meaningful, and right: PRINCIPAL RESPONSIBILITIES: (Include but not limited to:) Market Research and Analysis: Conduct comprehensive market research to identify potential development opportunities in target markets. Analyze market trends, demand drivers, and competitive landscape to inform acquisition strategy. Evaluate feasibility and financial viability of potential projects through detailed financial modeling and risk assessment. Deal Sourcing and Evaluation: Proactively source and evaluate new development opportunities, including hotel acquisitions, ground-up developments, and conversion projects. Establish and maintain relationships with property owners, developers, brokers, and other industry stakeholders. Assess potential acquisitions based on factors such as location, market dynamics, asset quality, and return on investment. Due Diligence and Negotiation: Coordinate due diligence efforts, including property inspections, legal reviews, and financial analysis. Prepare investment memoranda, business plans, and presentations for internal and external stakeholders. Lead negotiations with sellers, landlords, and other parties to secure favorable terms and conditions for acquisitions. Cross-Functional Collaboration: Collaborate closely with internal teams, including Development, Finance, Legal, and Operations, to ensure seamless execution of acquisition transactions. Provide strategic input and guidance to support project development and execution post-acquisition. Act as a liaison between external partners and internal stakeholders to facilitate communication and alignment of objectives. KEY POSITION CRITERIA: Exceptional organizational ability Exceptional attention to detail An understanding of the Hospitality and Property Industries (preferred Hotel experience) Advanced skills in MSWord, MS Excel and MS Powerpoint. Contacts in real estate and development desirable Excellent time management, organization & presentation skills Experience in working in an environment of negotiating management and real estate acquisition desirable Strong oral and written communication skills and the ability to work autonomously A Team player, willing to be flexible in tasks and hours worked as the role and deadlines require.
